How to Interview a Realtor Before You Hire Them
One of the biggest mistakes buyers and sellers make is choosing a real estate agent too quickly.
A home purchase or sale is one of the largest financial transactions most people will ever make. Yet many people hire the first agent they meet without asking enough questions.
The reality is: not all Realtors are the same.
Experience, communication, negotiation skills, marketing ability, and local market knowledge can vary dramatically from one agent to another.
That’s why interviewing your Realtor matters.
Start With the Basics: Experience
One of the first questions you should ask is:
“Tell me a little about your experience.”
But don’t stop there.
Ask:
How long have you been in real estate?
What areas do you specialize in?
Do you mainly work with buyers or sellers?
What price points do you typically work in?
What types of homes do you sell most often?
An agent who specializes in luxury homes may not be the best fit for a first-time buyer. Likewise, someone who mostly works with condos may not fully understand land, acreage, or investment properties.
Experience matters — but relevant experience matters even more.
Ask What Makes Them Different
This is one of my favorite questions:
“What are you going to do differently than the other agents I’m talking to?”
A strong Realtor should be able to clearly explain:
Their process
Their communication style
Their strategy
Their negotiation approach
How they help clients avoid problems
Why clients choose to work with them
If the answer is vague or sounds exactly like every other agent, that’s important information.
The best agents usually have systems, structure, and a clear value proposition.
Ask for Their “Report Card”
Especially when talking to a listing agent, I think this is one of the smartest questions you can ask:
“How many homes have you sold in the last 12 months?”
A confident agent should have no problem answering that question.
In fact, great agents usually love it.
You can also ask:
How many homes have you sold recently?
What’s your average list-to-sale price ratio?
What’s your average days on market?
How many clients are you currently working with?
Have you sold homes in my neighborhood?
These numbers can give you a much better understanding of:
Their activity level
Their experience
Their market familiarity
Their consistency
Compare the Agents You’re Interviewing
Another smart strategy is to compare agents directly.
Ask:
“Who else should I be interviewing?”
Then look at everyone’s:
Experience
Online reviews
Marketing
Listings
Communication
Social media presence
Local knowledge
You’d be surprised how quickly differences start to show.
Look Them Up Before the Meeting
Before you ever sit down with a Realtor, spend a few minutes researching them online.
Check:
Google reviews
Zillow reviews
Social media
Website
Recent listings
Video content
Community involvement
You’re not just hiring someone to unlock doors.
You’re hiring:
A negotiator
A marketer
An advisor
A problem solver
Someone you may spend months communicating with
Make sure it’s someone you actually want to work with and someone whose personality and communication style align with yours.
Communication Is Everything
One of the biggest complaints consumers have about Realtors is poor communication.
Pay attention to:
How quickly they respond
Whether they answer questions clearly
Whether they educate or pressure
Whether they listen
Whether they seem organized
The little things early on usually become bigger things later in the transaction.
Final Thoughts
The best Realtor for you is not always the one with the biggest billboard or the flashiest marketing.
It’s the one who:
Understands your goals
Communicates well
Knows the market
Protects your interests
Has proven experience
Makes you feel confident throughout the process
Interviewing Realtors may feel awkward at first, but it’s one of the smartest things you can do.
A great agent can save you money, stress, and costly mistakes.
