Mortgage Loan Estimate Review in
NC & SC
Already have a mortgage quote? Let’s make sure you understand what you’re being offered.
I help homebuyers and homeowners in North Carolina and South Carolina review their Loan Estimates, understand closing costs, and compare available mortgage options. We’ll look at the interest rate, lender fees, monthly payment, and cash to close—and how those pieces fit your goals.
I’m Paul Mattos, a mortgage broker with Refine Mortgage. My approach is to explain the numbers clearly and help you make an informed decision, whether you’re buying a home, considering a builder’s financing offer, or refinancing.
Start with your current Loan Estimate or mortgage quote and tell me what you’d like to understand.
What I Review in Your Mortgage Offer
A mortgage comparison involves more than the advertised interest rate. I look at the costs, assumptions, and loan terms behind the offer so you can understand what you’re paying for.
Interest Rate, Points, and Lender Fees
Is the quoted rate locked? Are you paying discount points to obtain it? What origination, underwriting, or other lender charges are included?
A lower rate may come with higher upfront costs. We’ll look at that tradeoff alongside how long you expect to keep the loan.
Monthly Payment and Mortgage Insurance
We’ll review principal and interest, any mortgage insurance, and the estimates for property taxes and homeowners insurance. We’ll also account for HOA dues when discussing your housing budget.
If the offer includes a temporary buydown, we’ll look at both the initial payment and the payment after the buydown ends.
Closing Costs and Cash to Close
We’ll separate lender charges from third-party costs, prepaid expenses, and escrow funding. Then we’ll review how your down payment, deposit, and applicable credits affect the amount needed at closing.
Lender Credits and Seller Contributions
Credits can reduce the money you need upfront, but it matters where they come from and what conditions apply. We’ll review how they fit into the complete financing package.
Loan Program and Structure
We’ll discuss the loan type, term, fixed or adjustable rate, and whether other available options are worth comparing for your situation.
Understand Your Options Side by Side
Two mortgage quotes can look different because they use different assumptions. One may include more discount points, a different down payment, or a lower estimate for taxes and insurance.
I work through those differences so you can see what is actually changing between the offers.
As a mortgage broker, I can explore options through multiple wholesale lenders. Available programs and pricing depend on your credit, income, property, loan amount, and other details.
When comparing options, we’ll focus on:
How much money you need at closing.
Your estimated monthly housing payment.
The upfront cost of obtaining a particular rate.
How costs compare over the time you expect to keep the loan.
How each option fits your priorities and closing timeline.
My goal is to help you understand the tradeoffs and choose your next step with clearer information. A review does not guarantee a lower rate, lower costs, or loan approval.
“Thank you Paul for all your help in the purchase of our home. You were amazing!!! So professional and you always had time to answer our questions. We felt at ease knowing you were handling our mortgage. We will definitely recommend you to anyone that we know.”
Comparing a Builder’s Preferred-Lender Offer?
A builder’s financing package may include closing-cost assistance, a temporary buydown, or other incentives tied to using a preferred lender. Those benefits deserve a careful look alongside the loan’s rate, fees, and terms.
With my background in new-home sales and mortgage lending, I can help you understand the financing side of the offer and compare available alternatives.
We’ll look at:
Which incentives depend on using the builder’s preferred lender.
Any discount points or lender fees included in the quote.
Whether a promoted payment reflects a temporary buydown.
The estimated payment after any temporary assistance ends.
How the cash to close changes if an incentive is unavailable with another lender.
Your contract deadlines and expected closing date.
The builder’s offer may be a good fit. The purpose of the review is to help you understand the complete package before making a decision.
Have the financing worksheet and written incentive details available so we can review them together.
Mortgage Offer Review FAQs
-
Yes. You can request a review of your current Loan Estimate even if you have already applied elsewhere. Let me know whether your rate is locked, whether you are under contract, and when you expect to close so we can discuss the practical next steps.
-
Have all pages of your most recent Loan Estimate available, along with any updated quote or written incentive details. It also helps to know your purchase price or estimated property value, planned down payment, approximate credit score, and expected closing date.
Start by contacting me, and we’ll arrange how to provide the documents. Please do not put Social Security numbers or bank account information in the contact form.
-
We can start with what you have. A quote or worksheet can help us discuss the proposed rate, payment, and costs, but it is not the same as an official Loan Estimate. I’ll explain what information is missing and what may need to be confirmed.
-
Not necessarily. A lower rate may require paying more upfront in discount points. Another offer may include lender credits that reduce upfront costs in exchange for a higher rate.
The right comparison considers both the payment and the costs, along with how long you expect to keep the mortgage and how much cash you want to retain.
-
We can begin by discussing your current quote and the information it contains. If you want to move forward with a loan option through Refine Mortgage, additional information, an application, and a credit review may be needed. I’ll explain those steps before we proceed.
-
Yes. For a refinance, we’ll look at your existing mortgage alongside the proposed new loan, including the balance, rate, remaining term, closing costs, and any cash-out amount.
A lower monthly payment does not automatically mean lower overall costs, especially if the new loan extends your repayment period. We’ll discuss that tradeoff and your reason for refinancing.
-
Tell me your closing date when you request the review. Before considering a lender change, we need to discuss the time available and what would still be required.
Closing timelines depend on documentation, appraisal, title, underwriting, and the purchase contract. A review is not a promise that another lender can meet your existing deadline.
How the Mortgage Review Works
1. Tell Me About Your Situation
Let me know whether you’re buying or refinancing, where the property is located, and when you hope to close. Tell me what matters most: the payment, upfront costs, keeping savings available, or understanding the offer.
2. Provide Your Current Quote
Have your most recent Loan Estimate or financing worksheet ready. Include any written builder incentives and let me know whether the rate is locked.
3. Review the Numbers Together
I’ll explain the key costs and terms, identify differences that affect the comparison, and discuss available alternatives when appropriate.
4. Decide Your Next Step
You’ll have a clearer understanding of the offer and the questions to ask. If you want to explore financing through Refine Mortgage, we’ll discuss the application and documentation needed.
