Although Matthews has grown considerably, downtown still has the local character and community atmosphere that have always made it feel different from a typical suburb.

About Matthews, North Carolina

Matthews is located southeast of Charlotte in Mecklenburg County. The town began as a railroad and farming community and still preserves much of that history around its downtown area.

One important point for relocation buyers is that a Matthews mailing address does not always mean the property is located within the Town of Matthews. Some properties with Matthews addresses may technically be located in Charlotte, unincorporated Mecklenburg County, or Union County.

That distinction can affect property taxes, school assignments, utilities, zoning, and municipal services. Buyers should verify the exact jurisdiction of a property before making an offer.

What It Was Like Growing Up in Matthews

Growing up in Matthews gave me a firsthand view of how much the area has changed.

Matthews was smaller and less developed when I was younger, but the community has managed to retain much of its identity as Charlotte expanded around it. Downtown Matthews continues to host local events, restaurants, businesses, and the farmers market, while established neighborhoods surround the center of town.

It also allows me to recognize an important reality: two homes marketed as being “in Matthews” can provide very different lifestyles, commutes, tax bills, and school assignments.

Downtown Matthews is one of the area’s most recognizable features. It includes restaurants, local businesses, community events, the Matthews Farmers Market, and reminders of the town’s railroad history.

Buyers who want to live near downtown may find a mixture of older homes, renovated properties, townhomes, and smaller residential communities.

Established Neighborhoods

Much of Matthews was developed before many of Charlotte’s outer suburbs began their fastest periods of growth. As a result, buyers can find neighborhoods with mature trees, larger yards, and homes offering a variety of architectural styles.

An established home may provide more character or land than some newer construction, but buyers should carefully evaluate its condition and potential maintenance costs.

Access to Charlotte and Interstate 485

Matthews provides access to Interstate 485, Independence Boulevard, Providence Road, Monroe Road, and other routes connecting it to Charlotte.

The best commute depends on the specific neighborhood and destination. A home near Interstate 485 may offer a different commuting experience from one closer to downtown Matthews, Sardis Road, or Weddington Road.

Shopping, Dining and Healthcare

Matthews has a wide selection of shopping, restaurants, healthcare facilities, and everyday services. Novant Health Matthews Medical Center is also located near downtown.

Buyers can access additional shopping and employment centers in SouthPark, Ballantyne, Mint Hill, and along the Independence Boulevard corridor.

Home prices and inventory change frequently, but several areas regularly attract Matthews buyers.

Downtown Matthews

Individual properties can differ considerably in age, condition, renovations, and lot characteristics. Buyers should also confirm whether a particular home falls within Matthews or another jurisdiction.

Brightmoor

Brightmoor is an established Matthews community offering traditional single-family homes and neighborhood amenities.

When comparing homes in an established community, buyers should review HOA dues, included amenities, previous updates, and anticipated maintenance.

Callonwood

Callonwood is a planned community in the Matthews area with a mixture of home styles and neighborhood amenities.

Matthews Plantation

Weddington Road and the Union County Side

Some properties may use a Matthews mailing address while being located outside Mecklenburg County. This can change school assignments, taxes, utilities, and commute routes.

Buyers comparing these areas should confirm the property’s county and municipal jurisdiction instead of relying only on the mailing address.

Schools in Matthews

Properties located within Matthews and Mecklenburg County generally fall within Charlotte-Mecklenburg Schools. Properties with Matthews mailing addresses in Union County may fall within Union County Public Schools.

Assignments depend on the exact property and may change over time. The area also includes charter, magnet, and private-school options.

Buyers who consider school placement important should verify the current assignment directly with the applicable school system before making an offer.

Online ratings may help with initial research, but families should also review attendance boundaries, available programs, transportation, and their child’s individual needs.

SouthPark

SouthPark is accessible through Sardis Road, Providence Road, and other local routes. These trips often involve busy surface streets rather than direct interstate travel.

Ballantyne

Interstate 485 connects Matthews with Ballantyne and southern Mecklenburg County. The commute can vary depending on the home’s access to the interstate.

University City and North Charlotte

Interstate 485 can also connect Matthews with University City, Concord, and other northern employment areas, although the distance may be less appealing for daily commuters.

Before purchasing, buyers should test their actual commute from the property rather than relying exclusively on mileage or an estimate calculated outside rush hour.

Buying New Construction in Matthews

New construction exists in and around Matthews, but available land is more limited than in developing areas farther from Charlotte.

Buyers may find:

  • New townhome communities

  • Small infill developments

  • Custom homes

  • Teardown and rebuild opportunities

  • Larger new communities outside Matthews in Union County

Before choosing a builder’s preferred lender, compare:

  • Interest rate

  • Discount points

  • Lender fees

  • Builder incentives

  • Homeowners insurance

  • HOA dues

  • Mortgage insurance

  • Total cash required at closing

A large builder incentive can be valuable, but it does not automatically make the preferred lender the best financing option. Buyers should compare the complete loan structure and long-term cost.

Mortgage Options for Buying in Matthews

The right mortgage depends on the buyer’s income, credit, available assets, property type, purchase price, and long-term plans.

Conventional Loans

Eligible buyers may have down-payment options beginning at 3% or 5%. A 20% down payment can eliminate private mortgage insurance, but putting 20% down is not required for every conventional purchase.

The best down payment is not always the largest one. Buyers should also consider closing costs, emergency savings, moving expenses, and any improvements the home may need after closing.

FHA Loans

FHA loans offer a 3.5% down-payment option for qualified buyers and may provide additional flexibility with credit or debt-to-income ratios.

FHA financing is not limited to first-time homebuyers. The home must meet FHA property requirements, and condominium purchases may require additional project review.

VA Loans

Eligible veterans, active-duty service members, and certain surviving spouses may use a VA home loan to purchase a primary residence with no down payment, subject to qualification and available entitlement.

VA loans do not require monthly private mortgage insurance.

Jumbo Loans

Some higher-priced properties in Matthews and nearby South Charlotte may require jumbo financing when the loan amount exceeds the applicable conforming loan limit.

Jumbo-loan requirements vary by lender and may include different standards for:

  • Credit scores

  • Down payments

  • Cash reserves

  • Debt-to-income ratios

  • Property types

  • Appraisal reviews

Comparing multiple lenders can be particularly helpful because jumbo guidelines and pricing are not identical across the market.

Bank-Statement and Non-QM Loans

Self-employed buyers who cannot qualify using traditional tax-return income may have alternative options through bank-statement and non-QM loans.
