Can I Buy a Home in Fort Mill, SC on a $100K Salary?

Yes, a $100,000 salary can buy a home in Fort Mill, but at today's mortgage rates it usually fits best below the area's median price. With few other monthly debts and 5% to 10% down, a $100,000 household income often supports a home around $280,000 to $400,000 comfortably. Buyers with very low debts can sometimes stretch toward $450,000 to $500,000, but that pushes the payment close to lender limits.

For context, Fort Mill's median sale price was about $527,000 in August 2026, according to Redfin. So on one $100,000 income, many buyers here look at townhomes, smaller single-family homes, older neighborhoods, or a larger down payment.

I'm Paul Mattos, a mortgage broker with Refine Mortgage, licensed in North Carolina and South Carolina. Here's how the numbers work in Fort Mill specifically, and what can move your range up or down.

How Much House $100K Supports in Fort Mill

These are rough ranges using Freddie Mac's 30-year average from early October 2026 (7.40% for the week of October 8), Fort Mill property taxes, typical homeowners insurance, mortgage insurance with less than 20% down, and no other monthly debts:

  • Comfortable (housing at 28% to 36% of income), 5% to 10% down: about $280,000 to $400,000

  • Stretch (about 45% of income), 5% to 10% down: about $450,000 to $500,000

  • Stretch with 20% down: about $550,000 to $580,000

Rates change weekly, so these ranges move too. Your real number depends on your debts, credit, down payment and the specific home's taxes, insurance and HOA dues.

Why Fort Mill Is Different From Charlotte

Property Taxes Depend on Town Limits

Many homes have a Fort Mill mailing address but sit outside the Town of Fort Mill's limits, in unincorporated York County. That changes the tax bill.

Using York County's 2025 millage rates and South Carolina's 4% owner-occupied assessment, approximate annual taxes on a $400,000 primary home are:

  • Inside the Town of Fort Mill: about $3,800

  • Unincorporated Fort Mill School District area: about $2,650

That difference of roughly $95 a month counts in your debt-to-income ratio, so it can shift your price range by roughly $12,000. Check the exact tax district before you make an offer. See North Carolina vs. South Carolina property taxes.

You Have to Apply for the 4% Rate

The 4% owner-occupied rate isn't automatic. You apply with the York County Assessor after you buy. Until then, the seller's tax bill may not match what you'll pay, so lenders often estimate taxes at the higher 6% rate until it's approved. That can tighten your qualifying numbers on the purchase.

HOA Dues Are Common

Many newer Fort Mill neighborhoods have HOAs, and townhomes often have higher dues. HOA dues count in your debt-to-income ratio just like taxes, so a lower-priced townhome can sometimes require as much income as a single-family home without an HOA.

What Moves Your Range Up or Down

Other Monthly Debts

Every $100 of monthly debt reduces what you can comfortably afford by roughly $12,000 to $15,000 in home price at today's rates. A car payment and student loans can easily take a $100,000 buyer from the $400,000 range down into the low $300,000s.

Down Payment

More down means a smaller loan and less or no mortgage insurance. Most buyers don't need 20%:

  • Conventional: as little as 3% down for eligible buyers. See conventional loans.

  • FHA: 3.5% down with a 580 or higher credit score. See FHA loans.

  • VA: no down payment for eligible veterans and service members. See VA loans.

A Second Income

If you're buying with a spouse or partner, their income counts once they're on the loan. So do their debts and credit.

Seller Credits

In a slower market, sellers and builders may cover closing costs or help buy down your rate, which can improve your payment. See how seller credits can lower your monthly payment.

If Fort Mill Is a Stretch, Compare Nearby

If a $100,000 budget feels tight in Fort Mill, buyers often compare Rock Hill and Indian Land, along with unincorporated parts of York County. Commute, assigned schools, HOA dues and taxes all differ, so compare specific homes, not just towns. You can research assigned schools through the Fort Mill School District.

Qualifying vs. Comfortable

A lender may approve a payment that doesn't feel comfortable once childcare, retirement savings and home maintenance are in the picture. Decide on a monthly payment you're comfortable with first, then work backward to a price.

Is $100,000 enough to buy a house in Fort Mill?

Often, yes, but usually below the median price unless you have very low debts, a larger down payment or a second income.

Is Fort Mill cheaper than Charlotte for taxes?

Sometimes. Unincorporated Fort Mill-area homes often have lower taxes than the City of Charlotte, but homes inside town limits can cost more. Compare the specific home's tax district.

Do lenders use my salary before or after taxes?

Before taxes. Lenders use gross income, but your take-home pay still matters for your real budget.

What if I make less than $100,000?
