Living Near Cedarwood Country Club: Golf Communities in South Charlotte
If golf is a big part of why you're moving to Charlotte, South Charlotte is one of the easiest places to start. Cedarwood Country Club sits off Pineville-Matthews Road (Highway 51), between Providence Road and Rea Road, and it's surrounded by established neighborhoods like Wessex Square and Alexsis. Within a short drive you'll also find TPC Piper Glen, Providence Country Club, Carmel Country Club, and closer to Uptown, Quail Hollow Club and Myers Park Country Club.
One thing to know up front: buying a home near a club, or even on a course, doesn't include a club membership. Membership is a separate decision with its own process and costs, so check directly with each club.
I'm Paul Mattos, a mortgage broker with Refine Mortgage, licensed in North Carolina and South Carolina. I played a round at Cedarwood with Billy Caldwell, a certified golf real estate agent with Premier Sotheby's International Realty and a Cedarwood member, to talk about what living near the club is like.
Where Is Cedarwood Country Club?
Cedarwood is in South Charlotte (ZIP 28226), along Pineville-Matthews Road (NC-51) near Providence Road. That puts it close to everyday errands in the Arboretum area along Providence Road and Highway 51, with Ballantyne and SouthPark both within a reasonable drive.
Neighborhoods Around Cedarwood
Several established neighborhoods border the course or sit just off it:
Wessex Square: borders the course. As Billy pointed out on the third hole, the course runs right along the neighborhood.
Alexsis: another neighborhood bordering Cedarwood, off McCallum Court.
Nearby areas: more neighborhoods sit off Providence Road and Pineville-Matthews Road, including Olde Providence and Raintree. Raintree has its own separate country club.
Every neighborhood has its own mix of home styles, lot sizes and HOA rules. Billy's advice is to drive the neighborhoods you like at the times you'd actually be coming and going. Research the assigned schools through Charlotte-Mecklenburg Schools directly.
Living On the Course vs. Near the Course
Living on the course and living near it are two different decisions.
Homes on the course can offer views and walkability to the club, but buyers should also think about privacy, stray golf balls, backyard use and any HOA or club rules.
Homes a few minutes away often give you more choices of home and lot while still keeping you close to your tee time.
Billy said Cedarwood's walkability was important to him. He liked having a place where his kids could walk out and play.
What Makes Cedarwood a "Golfer's Club"
From our round and Billy's take as a member:
A golfer's club: Billy described Cedarwood as a club where many members are serious players, from strong amateurs to former college golfers.
The course: 18 holes with water features. We played nine, and the water hole you'll see at the end of the video is a fun test.
GPS carts: the carts have screens that show the yardage to the pin and how the green slopes.
Practice facilities: there's a driving range and staff who can help you improve your game.
The setting: mature trees and a park-like feel, which Billy called an escape from work and everyday life.
Other Golf Clubs Around Charlotte
If you're moving here for golf, there are a lot of options. Billy mentioned:
TPC Piper Glen: just down the road from Cedarwood, a Tournament Players Club course
Providence Country Club: off Providence Road in South Charlotte
Carmel Country Club: in South Charlotte
Quail Hollow Club: closer to SouthPark and Uptown
Myers Park Country Club: closer to Uptown
Each club has its own membership process, so it's worth visiting a few. Charlotte also has public courses if you'd rather not join a private club right away.
Why a Golf-Certified Agent Helps
Billy is a certified golf real estate agent, and as he put it, if golf matters to you, you want an agent who plays. He can talk through which clubs fit how often you play, what home styles are near each course, and how commute and lifestyle fit together.
Planning the Financing for a Home Near a Golf Club
Homes around established South Charlotte clubs can range widely in price, so it helps to plan the financing before you fall in love with a house:
Look at the full monthly cost: principal, interest, property taxes, homeowners insurance and HOA dues, plus club dues if you join. Club dues don't count in your mortgage approval, but they do count in your real budget.
Higher price points: some homes in this area may need a jumbo loan, depending on the price and down payment. See conforming vs. jumbo loans.
Relocating from another state: if you're selling a home elsewhere, see buying in Charlotte before selling your current home in another state.
Comparing NC and SC: if you're also looking at golf communities across the state line, South Carolina's property taxes on a primary home work differently. See North Carolina vs. South Carolina property taxes.
